Identification of Markets and Acquisitions

Klingbeil Capital Management (KCM) has a demonstrated ability to identify markets where above average growth is expected to occur. This market growth is primarily dependent on barriers to entry such as environmental, regulatory or construction cost barriers that perpetuate a supply/demand imbalance in the presence of strong population and employment growth.

Renovation and Repositioning

KCM has been a market leader and innovator in identifying value-added rehabilitation and repositioning opportunities. It has been KCM’s experience that existing middle-market communities frequently can be acquired at attractive prices. These opportunities also often carry the added benefits of being in very desirable locations and offer larger unit sizes typical of older construction. This allows KCM to enhance these structures and breathe new life into them, thus appealing to today’s residents. It is KCM’s experience that post-rehabilitation yields on these properties are typically greater than those at the time of acquisition.

KCM approaches apartment management as an operating business which requires a service orientation, as well as a focus on asset management. KCM believes that property management functions are fundamentally local and site specific. As such, KCM’s management strategy provides for individual business plans, budgets and targeted marketing strategy for each property.

Combining this site specific approach with KCM’s intensive asset management function (which is controlled by senior management) allows KCM to quickly respond to conditions within a specific market and further its growth in accordance with overall organizational objectives.
