Since 1994 American Apartment Communities has been the operating name for a number of holdings under the ownership, management and control of the Klingbeil Organization. This included Real Estate Investment Trusts AAC II and AAC III. In 2001, Klingbeil Capital Management was formed to assume the asset and property management responsibilities of AAC III and to create a new fund, Klingbeil Multifamily Fund IV (KMF IV).
